Do I Need Building Regulation plans?

Many people don't know that this is a requirement, some have found through the wording of a planning approval that building regulations will also be required. others have found out when the builder has asked.


We are really clear when preparing quotations to include this as a service and ensure you are aware of all the approvals required. unfortunately we finding in ever growing numbers that other architectural practices are failing to let there clients know about this requirement.


Building control drawing will need to demonstrate how a build will comply with over 15 parts of the regulation from A-Q plans will need to depict how components come together and maintain its structural thermal, safety , acoustic, properties without compromise.


This is a challenging arena and no two drawings are the same. there are pros and cons to every design and new challenges are presented to us regularly which we over come every time.

What is Building Control approval?


Building regulations are the minimum design standards for construction set by the government in the UK and are grouped into 15 technical documents ranging from A-Q not including I.


Building regulations are sometimes befuddled with planning permission they are a completely different requirement and most construction project will need a degree of both, be sure you know the difference.

How long does Building Regs approval take?


In our experience the local council will take around 6 – 8 week from submission to issue a decision so be sure to factor this in. if you are pressed for time we have found using independent Building control a quicker option.

Do I need Plans for building regs?


If you are going to create a habitable space then more than likely you will need to submit an application, plans are a requirement to demonstrate how you propose to construct your building it should be to a known scale, include drainage, electrical structural information, detailed sections that demonstrate compliance to all parts of the regulation were appropriate.

What are the Building Regulations?

The Building Regulations apply to building work in England & Wales and set standards for the design and construction of buildings to ensure the safety and health for people in or about those buildings. They also include requirements to ensure that fuel and power is conserved and facilities are provided for people, including those with disabilities, to access and move around inside buildings.


Is Building Regulations approval the same as planning permission?


No, Building Regulations approval is a separate matter from obtaining planning permission for your work. Similarly, receiving any planning permission which your work may require is not the same as taking action to ensure that it complies with the Building Regulations.




Building notice


Building Notice carries the risk of non-compliant work having to be rectified on site subsequent to the Surveyor’s inspections.

The Building Regulations apply not only to the construction of new domestic and commercial buildings but also to the alteration and extension of existing buildings and upon the change of use of certain properties.
