What is the difference between Planning and Building Regulation Permissions?

Planning drawings will include existing and proposed plans and elevations. The Planning Officers will be checking to ensure that your development fits in with the location and does not adversely affect any neighbouring properties.

Building Regulation drawings are more detailed and include sections and details to show that the development will be built within a set of pre-defined standards to ensure safe building practices and good workmanship. Some extensions do not require planning permission as they can be built under Permitted Development rights, but all extensions require Building Regulation approval

BUILDING REGULATIONS EXPLANATORY BOOKLET
This booklet provides an introduction to the Building Regulations in England and Wales and is intended for anyone proposing to carry out building projects. It is not a statement of the law but is intended to help you to understand the system.
